Electrical Maintenance Professionals
Company Overview
Service work is our main priority at Electrical Maintenance Professionals. We are ready to respond swiftly to any electrical issue or requirement, with a technician available around the clock. By choosing to decline construction projects, such as new builds or extensive renovations, we can keep our schedule open for our clients. We take pleasure in assisting new business owners and homeowners, but we find it especially rewarding to build lasting relationships with our clients. All electricians at EMP are skilled and qualified troubleshooters.
We provide services throughout San Luis Obispo County and the northern half of Santa Barbara County. Our locally owned and operated company is focused on providing trustworthy and top-notch service. Electrical Maintenance Professionals is fully licensed, bonded, and insured. EMP undertakes residential, commercial, and industrial tasks. All our work is backed by a one-year, unconditional warranty. We take pride in being approachable and helpful to all our clients. We are devoted to serving our community on the central coast. We support several Adopt-A-Highway areas in SLO County on HWY 101. Several of our staff members engage in pro bono services for local places of worship and disadvantaged elderly citizens. Some of our team members are involved in community outreach programs.
The owner of Electrical Maintenance Professionals, Terrence Flatau, established the company in 2006. With 27 years of electrical experience, I completed a six-year apprenticeship with a multinational corporation. I was trained in a maintenance facility of a major factory. The focus of my training was primarily on troubleshooting in industrial and commercial environments, along with regular office and production department remodels. For the past fifteen years, I have mainly focused on service calls in residential and commercial environments. On a personal note, I have been happily married for 21 years, have two wonderful daughters, and a loyal basset hound.

Daniel came today to do an electrical rewiring our three light switches that each need to independently control our outside lights. Two of the three switches only worked if a specific one of the three switches was on. I showed Daniel the problem and he very quickly fixed it. He is super easy to work with. Ask for Daniel! I will next time I need an Electrician.

They charge $135 to even come to your house
All they did is show me where a switch was
And then gave me a dumb smile and said that would be $135, please sucker
Will not call them again and don't advise you to

Got A Charge Out Of Their Work...
Pros: On time. Good explanations. Nice guy.
Cons: Buying a fan is only half the cost

My wife and I moved into a new house in early May, but we still had some things to do a few months later. One item on our list was the installation of 3 ceiling fans.
We bought the fans online and needed the help of an electrician who could do a good job at a reasonable rate. The first place we called wanted $600, so I rechecked Yelp and landed at Electrical Maintenance Professionals (or EMP as they requested on my payment).
We scheduled a 2 hour window on a Friday about 10 days ahead of time.....not that such advance notice is required for an appointment. We called that morning to double-check and, sure enough, were told Daniel would arrive in 20-30 minutes. He did and we toured the house to discuss the fans, which light switch was meant to operate each one and whether we wanted to attach the light kits (we didn't). He also gave us guidance on possible issues with installing a chandelier and the accommodations we might need to make to get it done.
Overall, Daniel and EMP met the criteria to earn 5 stars, including:
- Flexibility with the calendar
- Arrived on time
- Explained what needed to be done before doing it
- Completed the work with a minimum of fuss and delay
- No harm to the house
- Cleaned up after himself
- Nice guy
- Charged a reasonable price of $487 (lower than the phone estimate of $525)
Based on our first experience with Daniel and EMP, we'd heartily recommend them for residential electrical jobs on the Central Coast. Let's hope they're available next time we've got some work.

I wanted a new exterior lighting circuit added to our house. I requested that someone do a quote and after a wait of a few minutes I was told ""they"" do not do quotes and that a minimum one-hour service call ( apprx $120) would be required. I was then told that they could do ""some of the work"" at that time. I'm not interested in ""open ended"" project budgets.

Aaron did a fantastic job installing my new ceiling fan. He was professional and friendly. He took his time getting everything just the way I wanted. He went above and beyond to help me call hardware stores to get a new rod because I didn't have the right size.
The receptionist was also great. She made scheduling my appointment easy!

Terry is a ""keeper."" He recently installed a fan/light in our bathroom shower ceiling. He is knowledgeable, friendly. He always gave us our options ... fan/light choices, switches, etc. EMP has done some work for us before and, as before, we are completely satisfied. Would not hesitate to call EMP (and Terry!) for any future electrical needs.

Greedy - they charged me another service call after an outlet they put in sparked the same day . Bad business practices.find another electrician.

I have used EMP twice in the past and was very pleased with the work Terry did. I have an problem with the electrical plug on my SPA. So I called EMP for an appointment. Which was setup for today between 10 am and 1pm. At 12:55 today I get a call from EMP saying that the Highway has been back up all day and that they didn't feel my job was biggest for them to drive in traffic to get here. Basic I would be wasting their time. They want to reschedule for next week. I live in AG and I do believe that the Highway is not the only road here. I told them if my job wasn't biggest for them today I don't want them doing work for me again.

We just relocated from Texas back to the Central Coast to a new spec home, so... lots of things needed to be done that were not included in the build.
We found Terry of EMP through Yelp. He did some simple stuff for us: relocating switches and outlets, installed a light in our shower, etc. He showed up on time, was personable, and didn't gouge us on pricing.
We would definitely use EMP again.

Technician Erick did an outstanding job switching out multiple ceiling lights, ceiling fans and 2 chandeliers. Best of all the time spent was very close to the estimate provided. Will definitely call again for future projects.
